OPEN ALL YEAR, SATURDAY CHANGE OVER FOR FULL WEEKLY BOOKING. Pets WELCOME with prior agreement only. Stunning panoramic views over surrounding countryside. Ample parking facilities adjacent to cottage inside front garden. Isfryn is a homely cottage situated on our smallholding. The cottage has been sensitively refurbished, retaining the old beamed ceilings and the original stone walls. Dinning and lounge area with pine tables to seat up to four. We offer beds fully made up on arrival, luxury towels provided, sky Television and all gas, electric Oil central heating included in the cost - with no hidden extras. Own parking area as Isfryn is ideally placed, in an idyllic location with beautiful panoramic views of the Ceredigion countryside which is a haven for wildlife including the Red Kite and buzzards. Isfryn is also conveniently located for the glorious unspoilt coastline of west Wales with it's population of bottle nose dolphins within metres of the shore at nearby New Quay. The town of Llandysul offers fishing facilities for the amateur and professional alike. It is also renowned internationally as a centre for canoeing enthusiasts. It's close proximity to Cardigan Bay with it's sandy beaches makes it a convenient base for both coastal and rural activities. On our smallholding we have two welsh cobs, two goats and sheep chickens geese/ducks. The accommodation comprises of: an attractive Fully fitted kitchen, electric fan oven, gas hob. fridge and microwave. Cottage has full oil cental heating in all rooms A light and airy lounge with magnificent rural views. A bathroom comprising of a bathroom suite - shower over bath. Upstairs there are two bedrooms - one double and one twin bedded room with Pine wardrobe, chest of Drawers with reading lamps additionally there is a second WC and washbasin located upstairs. The hirer agrees: To pay for any breakages, losses or damage to the property before departure. To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The hirer is responsible for any additional cleaning costs incurred. To permit the owners reasonable access to the property to carry out any urgent maintenance. Not to sublet the property. The maximum number of persons allowed at the property is clearly stated (4 berth and must not be exceeded. (Owners have the right to terminate the hire without notice and without refund in the case of the breach of this condition). Dogs/Pets Prior consent MUST be obtained for the agreed number of dogs or if any other type of pet e.g. cat, hamster etc. before commencement. Owners are responsible for any extra cleaning that may be required, either in the property or in the grounds. Dogs/pets MUST NOT under any circumstances be allowed on any soft furnishings or beds. Dogs/pets MUST have their own blankets to protect the floor coverings at all times. Dogs/pets MUST NOT cause any annoyance, become a nuisance or intimidate occupants and must be kept under the control of their owners at all times � they MUST be kept on a lead at all times whilst in the farm grounds. Dogs/pets MUST NOT at any time be left alone in the property. The breed/type of dog/pet must be declared upon booking and on the booking form. Owners must never allow dogs/pets to defecate in the grounds where children play. Failure to clean up after dogs may be heavily surcharged. Cancellation

Cancellation Policy: All bookings must be accompanied by the appropriate deposit (one third of the total cost of the holiday). The final balance is payable six weeks before the commencement of the holiday. Bookings may be subject to cancellation if the payment balance is not received by the due date. We reserve the right to cancel any booking at short notice due to circumstances beyond our control, if this occurs all payments already received will be refunded in full. All cancellations must be notified in writing to the owner (Mr D A Sturgess). The contract requires the holidaymaker to pay for the accommodation booked in the event of a cancellation unless: a) The owner (Mr D A Sturgess) is notified of the cancellation 2 months or more prior to the start of the holiday. If the owner is able to re-let the property, all payments made by the re-booking holidaymaker will be refunded less a charge of �60 per week. If the owner is not able to re-let the property all payments made by the holidaymaker will be refunded less the deposit. b) Having been notified of the cancellation is less then 2 months prior to the start of the holiday, the owners are able to re-let: all payments made by the holidaymaker will be refunded less the deposit and 20% charge of the total cost of the holiday. c) If the owner is unable to re-let then he shall be entitled to retain all payments already made and to recover if not already paid, the balance of the hiring charge.
